Working with a Buyer's Agent

Buyer's Agents are usually* paid by the seller through the listing commission, so there is no cost to the buyer.

When selecting an agent, consider:
   - The agent's knowledge of your area of interest.
   - The agent's attitude in responding to questions and requests.

Remember that we work for you, so you should feel comfortable talking and traveling to homes with us.

Agents are required by law to:
   - Explain Agency and get your acknowledgement.
   - Not "steer" you based on race, religion, or other factors.
   - Sign you to a Buyer's Agreement before showing you a property.

Our approach is to educate clients about the process via this website so that they understand what is going to happen and feel comfortable with the process.

If you are interested in trying out a few different agents before settling on one, you can sign Buyer's Agreements for one day or even one property. Note that once you sign, that agent works for you with respect to the properties they showed - even if you don't make an offer for a month (for example).

 

* Buyer's contracts typically say that the Agent will be paid a percentage of the purchase price or the commission offered by the seller. If the seller is not willing to pay a buyer's commission, then the buyer would be obligated to pay the Buyer's Agent. Fortunately, this situation occurs very infrequently with broker-listed properties. It is more common in For Sale By Owner situations.
