June Contracts: Active into Summer

Hartford County single-family home sales continued to be strong in June, with about 2.7% more deals than in June of last year.

June is usually a transition month for the real estate markets. It is rarely the peak of activity, but it’s not a slow summer month either. Buyers continued to be engaged all the way to the end of June, and even into the first few days of July. At this point it’s not clear how sharply activity will fall off as we move further into the time of year when many people go on vacation.

Although the County overall is about 2% behind where we were at this point last year, the difference is not spread evenly across the various price points. Deal counts for homes with asking prices in the $100,000s and $400,000s are ahead of last year, while homes with asking prices in the $200,000s and $300,000s trail by about 7% and 6.6% respectively. Contracts on homes with asking prices in the $500,000 to $699,999 range, though a much smaller part of the market than the other price points, are trailing last year by 15%.

There continues to be plenty of homes for sale, as inventory numbers ticked upwards from 6.1 months to 6.4 months available. Here is how the June market activity breaks down by town.
