There is an active market for leads in real estate, though the economics are generally hidden from the public. I thought it would be a good idea to shine a light on this corner of the industry so that you can understand how it all works. Start with Part 1 if you are just joining us.

Yes, you are a real estate lead. Everyone is a real estate lead! The key question is which type of lead are you; Direct, Paid, or Contingent?

Think back to your last real estate deal – how did you find your agent?

The vast majority of buyers and sellers can choose what type of relationship they have with their real estate agent. They just have to understand the how agents are compensated, and how leads are sold. From there, they can make an informed decision about how to connect with an agent.

Not to belabor the point, but your choice in real estate app is totally independent of your choice in agent. The app company can’t force you to use a particular agent.

Our key business objective is to serve a reasonable number of clients and do an excellent job for everyone by giving our best effort. This hopefully encourages repeat business and referrals that fall squarely in the Direct lead category. We scaled back our use of Paid leads a few years ago, and have never relied on Contingent leads.

Another part of our mission is to be open and transparent about how our business, and the real estate industry overall, really works. This is especially important as the real estate industry undergoes rapid evolution. The more our clients know, the stronger our partnership and the better their outcome.

We want to be a trusted adviser to our clients. This implicitly means that they need to know something about us so that there is a level of trust from the beginning. Converting a lead who doesn’t know anything about us by giving them the hard sell isn’t our style. We would prefer that you do your own research and conclude that we’re a good fit because of our knowledge, experience, and professionalism.
