R2B – Other Inspections

This article is part of the Ready to Buy series, which focuses on the key issues that potential home buyers need to understand as they work through the purchase process.

In addition to a basic home inspection, you also need to decide which specialized inspections to order.

The vast majority of buyers do Wood Destroying Insect and Radon in Air tests in addition to the basic home inspection. Most inspection companies offer these three services.

If a home has well water, a septic system, or a swimming pool, then they each need to be evaluated too. Well tests are usually done by the main home inspector, but the septic and pool inspections are done companies that specialize in those areas.

Finally, there is a wide range of additional tests that can be done based on the home’s risk factors. Some examples include mold, asbestos, lead paint, or foundations. You just need to make sure the Purchase Contract allows the tests, and that a properly licensed inspector performs them.

Part of my job, as an agent, is to advise you about the issues so you are comfortable with your new home.
